LEN's incentive rate fell as industry price-cutting rose — dispersion favors scale; PHM/NVR prints (~Jul 22) test it

The freshest macro read is soft: per Builder Magazine's coverage of the July NAHB HMI, 37% of builders cut prices in July, up two points from June, and 63% used incentives — the 16th straight month at or above 60%.
The key datapoint. Lennar's fiscal Q2 (per its results release and Fast Company's read): 20,519 deliveries, in-guide; EPS $1.31 ex mark-to-market; ASP down to $371K on a 12.9% incentive rate — roughly $55K per home. Extreme, but notably down from 14.1% in Q1.
Variant perception. The tape treats builder margin bleed as uniform; the desk sees divergence — scale builders' incentive rates stabilizing (LEN sequentially lower) while the industry-wide price-cutting share still rises, implying smaller builders are cutting base price where the giants deploy buydown firepower. That favors the volume leaders (DHI, LEN) over the group's mid-tier (KBH, PHM), with NVR's land-light model and TOL's incentive-insensitive luxury buyer as defensive legs. This is mildly non-consensus, not a screaming edge.
Catalysts. PHM and NVR report around July 22, TOL late July — the test is whether incentive rates are plateauing group-wide or only at scale. Caveat: attempts to confirm D.R. Horton's report timing failed, and Kalshi mortgage-rate series carried no near-dated open markets, so rate-path pricing is unobserved here.
